As of September 1, there were 840 homes for sale in Ventura County, with 388 homes under contract. The current median list price is $998,250, while the average home has been on the market for 79 days. The county currently has approximately 3.1 months of inventory.

August 2026 Home Sales
Ventura County recorded 275 home sales in August 2026, down 9% from July and 36% from August 2025.
The median sale price was $890,388, a 1% increase from July's $885,000 but 4% below the $930,000 median recorded in August 2025. The median list price was $899,000, and homes sold for an average of 99% of their list price.
Total sales volume for August was approximately $311.3 million, while homes spent an average of 48 days on the market. Year to date, Ventura County has recorded 2,197 home sales.
Pricing and Negotiation Still Matter
One of the more notable figures in the latest report is the 99% sale-to-list price ratio for August. This means that, on average, homes that sold closed very close to their asking price.

Across all price ranges, the report shows 3.1 months of inventory and classifies the market as a seller's market. In the lower and mid-price ranges, inventory remains relatively limited. For example, homes priced between $700,000 and $800,000 have just 1.8 months of inventory, while the $800,000 to $900,000 range has 1.9 months.
At the higher end of the market, conditions look very different. Properties priced above $1.5 million currently have 7.7 months of inventory and are classified as a buyer's market. There are currently 291 active listings in that price range, compared with an average of 48 sales over the previous six months.
This difference is important for both buyers and sellers. A strategy that works for a $750,000 home may not make sense for a property priced at $2 million or more.

For buyers, Ventura County offers different opportunities depending on budget and location.
In lower and mid-price ranges, limited inventory can create a more competitive environment. Buyers may need to move quickly when the right property becomes available, particularly when a home is well-priced and well-presented.
